When should you have HOME INSPEX conduct mold testing in your home? Mold testing is recommended when:

  • You want to determine if mold is growing in your home.
  • After any flooding or water damage event.
  • You find a leak that has been present for more than 24 hours.
  • You smell a moldy/musty odor.
  • Occupants experience a long-term medical condition without a known cause.
  • Unusual stains appear on furniture or building material.
  • You suspect mold but do not see any visible mold growth.
  • Your doctor recommends and indoor air quality assessment.

HOME INSPEX is here to help. If any area is suspected of having fungal growth, a sampling will be recommended to verify the finding and identify the type of mold present. There are several types of mold sampling methods including air, tape, swab, wall cavity, carpet and bulk sampling. Such sampling is done in accordance with ESA (Environmental Solutions Association, Inc.) protocols that require proper handling and documentation of samples taken. Analysis is done by an independent, AIHA Environmental Microbiology-accredited laboratory. We work closely with the lab to provide accurate and timely results.

You can trust HOME INSPEX to provide you with unbiased and impartial information. We will not leave you with a repair estimate (doing so can be a conflict of interest). We work independent of contractors, therefore our consultations and conclusions are only based on: (1) facts discovered at the subject location, and (2) the lab results.

What is the benefit of mold sampling?

  • Air sampling can objectively and scientifically determine if mold levels are elevated within areas of your house.
  • The type (Family) of mold will be determined. Different families of mold have different health affects. Mold families are classified as allergenic, pathogenic or toxic. Some molds can be harmful even in small quantities.
  • A mold problem may be detected without having to remove/demolish parts of your home or business.
  • Mold sampling can determine the effectiveness of mold remediation efforts.
  • The lab results we provide can be used by medical professionals, mold remediators, indoor air quality specialists, insurance companies and others.
  • You keep the lab results.

We provide the following mold testing services. Please call us if you have questions.

  • Limited Sampling: The purpose of Limited Mold Sampling is to detect the presence of mold contamination in client defined areas. This service provides a fast and economical method to determine if and what type of molds are in that defined area. The limitation of this service is that other sources of mold may be present in the home.
  • Mold Screen: This level of inspection utilizes a visual assessment of the entire home, identifies "red flags" for mold, and a limited sampling for mold. If "red flags" are found, the client will be advised and offered the chance for additional sampling. The Mold Screen Inspection is the most popular inspection service for home sale transactions.
  • Clearance Testing: Clearance Testing is designed to determine the success of remediation efforts. A containment area has been established and remediation was done within that contained area.
  • Post-Clearance Testing: Post-Clearance Testing is also designed to determine the success of remediation efforts. The difference between Clearance and Post-Clearance Testing is no containment will be in place.
